THIS INDENTURE MADE the thirteenth day of May in the twenty fifth year of the Reign of our Sovereign Lord George the second by the Grace of God of Great Britain, France and Ireland King Defender of the Faith &c. and in the year of our Lord one thousand seven hundred and fifty two BETWEEN Margaret Graffe of the County of Lancaster, in the Province of Pennsylvania. Widow and Relict of Christian Graffe late of the said County Yeoman deceased, Jacob Graffe of the Township of Cocallico in the said County of Lancaster & Province of Pennsylvania Yeoman (eldest son and Heir at Comon Law of the said Christian Graffe) and Margaret his wife Adam Rutter of the same Township in the said County & Province Yeoman & Margaret his wife (One of the daughters of the said Christian Graffe) Henry Kipple of the said Township in the said County & Province Yeoman and Elizabeth his wife (an other daughter of the said Christian Graffe) Abraham Graffe of the said Township in the said County & Province Yeoman (an other son of said Christian Graffe) and Barbara Graffe of the said Township in the County & Province aforesaid Spinster (an other daughter of the said Christian Graffe) and Henry Moler the elder of the said Township in the said County and Province Yeoman of the other part.
WHEREAS in and by a certain Indenture bearing date the nineteenth day of November one thousand seven hundred & thirty six made between John White of the City of Philadelphia Merchant of the one part and Sigismund Landert of the said County of Lancaster Yeoman of the other part after reciting therein that Whereas John Penn, Thomas Penn & Richard Penn Esquires true & absolute Proprietaries of the said Province by a certain Patent under the Hand of the said Thomas Penn & their Great Seal bearing date the twelfth day of June Anno Domini one thousand seven hundred & thirty four for the Considerations therein mentioned did (with other land) grant & confirm unto the said John White (in Right of a Certain Grant made by the late Proprietary William Penn Esqr. Unto James Joseph & Benjamin Crispin Jane Eleonar Elizabeth and Amy Crispin the children of Captain William Crispin late of Kingsale in Ireland deceased by Deed dated the eighth day of August Anno Domini one thousand six hundred & eighty seven & then vested in the said John White)
A CERTAIN Tract of land situate in the said County of Lancaster Containing One Thousand six Hundred & forty seven Acres and the allowance of Six Acres on every hundred for Roads & Highways
TO HOLD to him the sd John White his Heirs & Assigns forever paying therefore yearly to the said Proprietaries their Heirs and Successors at the Town of Lancaster at or upon the first day of March in every year from the first survey thereof two English silver shillings for every hundred acres or value thereof in Coin Current as by the said Patent Recorded in the Office for Recording of Deeds for the City and County of Philadelphia in Patent Book A Vol. 6, page 349 &c. the second day of July one thousand seven hundred & thirty four may more fully appear.
THEN THAT INDENTURE WITNESSED That the said John With for the Consideration therein mentioned did grant release & confirm unto the said Sigismund Landert his Heirs & Assigns
ALL THAT piece or Parcel of Land situate in the said County of Lancaster BEGINNING AT A post at a corner of Jacob Haisbargars land thence South forty degrees East by the same one Hundred & seventy perches to a hickery thence South twenty two degrees East by the said Haisbarger's land one hundred & seventy perches to a hickery by Cocalico Creek then down the same on the several courses one hundred & thirty perches to a hickery thence South fifty two degrees West by ye land of the said Henry Moler thirty perches to a hickory thence North forty degrees West by ye land of John Morgan forty perches to a post thence North thirty one degrees West by the same land three hundred & fifty perches to a post thence East by North fifty two perches to the place of BEGINNING. CONTAINING One Hundred & forty acres and the usual allowance for Roads being part of the said Tract of Sixteen Hundred & Forty seven Acres
TO HOLD unto and to the Use and Behoof of the said Sigismund Landert his Heirs & Assigns forever Under the Proportionable Part of the yearly Quit Rent aforesaid thereafter accruing for the same to the Chief Lord or Lords of the Fee thereof.
AND WHEREAS in and by a certain other Indenture bearing date the fifteenth day of October one thousand seven hundred & forty four made between the said Sigismund Landert of the one part and the said Christian Graffe of the other part after reciting therein to the effect above recited
THEN THAT INDENTURE WITNESSED That the said Sigismund Landert for the Consideration therein mentioned did grant, release & confirm unto the said Christian Graff his Heirs and Assigns ALL THAT the above mentioned & described Tract of Land containing one hundred and forty acres & allowance aforesaid with the Rights, Members & Appurtenances thereof.
TO HOLD unto and to the Use & behoof of the said Christian Graffe his Heirs & Assigns forever. UNDER THE PROPORTIONABLE Part of the yearly Quit Rent aforesaid thereafter accruing for the same to the Chief Lords of the Fee thereof as in and by the said in part recited Indenture Relation being thereunto respectively ad will more fully appear.
AND WHEREAS the said Christian Graffe was in his Life time by Virtue of the said last recited Indenture seized in his demesne as of Fee of and in the said Tract of Land containing one hundred and forty acres and allowance with the Appurtenances and died so thereof seized intestate leaving the said Margaret Graffe his Widow and the said Jacob Graffe and Abraham Graffe his only sons and the said Margaret the wife of the said Adam Rutter, Elizabeth the wife of the said Henry Hipple and Barbara Graffe his only daughters
NOW THIS INDENTURE WITNESSETH that they the said Margaret Graffe, Jacob Graffe and Margaret his wife Abraham Graffe, Adam Rutter & Margaret his wife, Henry Hipple and Elizabeth his wife and Barbara Graffe for and in consideration of the sum of Four Hundred Pounds lawful money of Pennsylvania to them some or one of them by the consent of the other in hand well and truly paid by the said Henry Moler at or before the execution hereof the receipt & payment whereof are hereby acknowledged have and each and every of them hath granted bargained sold released & confirmed and by these presents do and each & every of them doth grant bargain sell release & confirm unto the said Henry Moler his heirs and assigns All that the above mentioned & described tract or parcel of land situate now in the said Township of Cocalico in the said County of Lancaster containing one hundred & forty acres and allowances as aforesaid TOGETHER WITH all & singular the houses outhouses edifices and buildings gardens orchards meadows leasows pastures feedings woods underwoods ways waters watercourses hedges ditches trees fences commons profits priviledges advantages hereditaments rights members and appurtenances whatsoever thereunto belonging or in any wise appertaining and the reversion & reversions remainders & remainders rents issues profits thereof and all the estate right title interest use trust property possession dower or thirds claim & demand whatsoever both at law and in equity of them the said Margaret Graffe Jacob Graffe & Margaret his wife Abraham Graffe Adam Rutter & Margaret his wife Henry Hipple & Elizabeth his wife & Barbara Graffe of in and to the same and every or any part thereof TOGETHER ALSO WITH all deeds evidences & writings touching or concerning the same.
TO HAVE AND TO HOLD the said tract or parcel of land hereditaments & premises hereby granted & released or meant mentioned or intended so to be with the appurtenances unto the said Henry Moler his heirs & assigns to the only proper use & behoof of the said Henry Moler his heirs & assigns forever at & under the proportionate part of the yearly quit rent aforesaid now due & hereafter to become due & payable to the chief lord or lords of the fee thereof.
AND the said Margaret Graffe Jacob Graffe Abraham Graffe Adam Rutter Henry Hipple & Barbara Graffe do hereby for themselves severally and for their several & respective heirs executors and administrators covenant promise grant & agree to & with the said Henry Moler his heirs & assigns in manner following (that is to say) That they the said Margaret Graffe Jacob Graffe & Margaret his wife & his heirs Abraham Graffe & his heirs Adam Rutter & Margaret his wife & her heirs Henry Hipple & Elizabeth his wife & her heirs and Barbara Graffe & her heirs & all & every other persons & person whomsoever now having or lawfully claiming or hereafter to have or lawfully claim any estate right title or interest whatsoever of in & to the said tract or parcel of land hereditaments & premises hereby granted & released with the appurtenances or any part thereof by from or under them or any or either of them shall & will at any time or times hereafter at the request costs & charges of the said Henry Moler his heirs or assigns make do acknowledge levy suffer perfect & execute or cause & procure so to be all & every such further and other lawful and reasonable act & acts deed & deeds thing & things conveyances & assurances in the law whatsoever for the further better more sure perfect & absolute granting conveying assuring releasing & confirming the said hereditaments & premises hereby granted with the appurtenances unto the said Henry Moler his heirs & assigns forever as by him or them or his or their Council learned in the law shall be reasonably advised or devised & required

The 20th day of May 1752 before me the subscriber one of his Majesties Justices of the Peace for the County of Lancaster came the within named Margaret Graffe Jacob Graffe & Margaret his wife Abraham Graffe Adam Rutter & Margaret his wife Henry Hipple and Elizabeth his wife and Barbara Graffe and acknowledged the within written Indenture to be their act & deed and desired that the same may be recorded as such They the said Margaret the wife of Abraham Graffe Margaret the wife of Adam Rutter & Elizabeth voluntarily consenting thereto they being of full age & secretly and apart examined the within contents being first made known unto them Witness my hand & seal apart examined the within on the same day and year.
